On 25 March 2026, Global Partners Ltd and Marriott International announced two branded residential projects on Dubai Creek. One carries the Renaissance name. The other is The Westin Residences — the first time a Westin address anywhere in the UAE has been a home rather than a hotel room.

Both stand inside Dubai Creek Gardens, a masterplan of more than 127,000 square metres in Dubai Healthcare City Phase 2, on the Al Jaddaf bank of the creek. Global Partners took the land off-market and has committed roughly seventy per cent of it to landscaped gardens and open space — a low-density plan of low-rise buildings turned toward Downtown Dubai, the water and the parkland in between.

The choice of brand is the point. Westin has spent a quarter of a century building its hotels around measurable well-being rather than decoration, and Global Partners has placed its residences inside a community it says will be anchored by health and wellness facilities. The two ideas are meant to reinforce each other; how far that reaches into the apartments themselves is one of the things the launch has yet to answer.

Amenities

A Community Built Around Well-Being

Dubai Creek Gardens gives roughly seventy per cent of its site to landscape, and Global Partners has said the community will be anchored by health and wellness facilities. What follows is what the developer and Marriott have actually described — the residence-level amenity schedule arrives at launch.

The Westin Standard

Six Pillars of Well-Being

Westin does not describe itself as a design brand. Since the early 2000s it has built its hotels on six stated pillars, and they are the reason Global Partners chose it for the wellness half of Dubai Creek Gardens. This is what the brand means in its hotels today.

  • Sleep Well

The Heavenly Bed, introduced in 1999, is the brand’s most copied idea and still the centre of its offer. A next-generation version rolled out across the estate in 2024.

  • Eat Well

Menus built around nutrition rather than indulgence, an approach Westin has run under the Eat Well banner for years across its restaurants and in-room dining.

  • Move Well

WestinWORKOUT Fitness Studios with TRX equipment, and a gear lending programme that puts running shoes and kit in the room rather than asking you to pack them.

  • Feel Well

Heavenly Spa by Westin, and the quieter parts of the brand standard — light, air and scent handled as part of the specification rather than as decoration.

  • Work Well

Workspace treated as a first-class room requirement rather than a desk in a corner — the pillar that has aged best, and the one most obviously relevant to a home.

  • Play Well

Programming that gets people outdoors and into the neighbourhood — the pillar that leans hardest on a masterplan giving seventy per cent of itself to open space.

These are hotel brand standards, not a published residence specification. Westin operates roughly 225 hotels in nearly 40 countries, including The Westin Dubai Mina Seyahi Beach Resort & Marina. Which pillars carry into the Dubai Creek Gardens homes, in what form, and at what service charge, has not been announced.

“Westin homeowners can expect living spaces designed with wellness as a focal point.”

Location & Connectivity

Westin Residences Al Jaddaf

Al Jaddaf takes its name from the rowers who built and worked Dubai’s wooden dhows on this bank from the early 1900s — boats that are still made by hand a few hundred metres from the site. It is one of the last central districts on the creek still filling in, and it sits almost equidistant from the airport, the financial district and Downtown.

  • Downtown & Burj Khalifa

  • Al Jaddaf Metro Station

  • Dubai Healthcare City

  • Dubai Festival City

Road access is via Sheikh Rashid Road, Oud Metha Road and Al Khail Road. Drive times are typical off-peak estimates for the Al Jaddaf district, not developer commitments. Global Partners and Marriott additionally cite the upcoming Etihad Rail, a future Metro station and the RTA water taxi — planned infrastructure with no confirmed opening dates.

The Masterplan

Dubai Creek Gardens

Dubai Creek Gardens is Global Partners’ second fund-backed development in the UAE, delivered out of a Fund II that has exceeded US$300 million. The group describes it as a fully integrated residential district built around walkability, green space and direct access to the water.

The site runs to more than 127,000 square metres in Dubai Healthcare City Phase 2, acquired off-market. Around seventy per cent of it is planned as landscaped gardens and open space, which is the decision everything else follows from: buildings stay low-rise and low-density, and are positioned to hold views of Downtown Dubai, Dubai Creek and the parkland rather than to stack storeys.

The community is to be anchored by health and wellness facilities and complemented by luxury hotels and a public realm meant to be walked. Its neighbours are already in place — Kempinski Residences The Creek, The Ritz-Carlton Residences and the Swiss International Scientific School in Dubai — and Dubai Healthcare City’s medical cluster adjoins the plot.

Before the Launch

What a launch usually settles

These are the questions the developer answers on launch day. None of them has an answer yet for The Westin Residences — they are listed so you know exactly what to ask for, and what to be sceptical of if someone offers it early.

  • 01

    Unit mix and sizes

Bedroom counts, layouts and floor areas. A low-rise, low-density masterplan usually implies larger floorplates and fewer homes per storey — but nothing about the Westin mix has been stated, and no total unit count exists.

  • 02

    Price and payment plan

A launch price list, a per-square-foot rate and an instalment schedule. Dubai branded residences typically carry a premium over unbranded stock in the same district; the size of it here is unknown.

  • 03

    Which pillars are contractual

The one to press hardest on. Ask which of the six Westin pillars appear in the residence specification and the management agreement — spa, fitness studio, wellness programming, concierge — and what the service charge for them will be.

  • 04

    Handover

A construction start and a completion quarter. Dubai Creek Gardens is scheduled for official launch in 2026; no handover horizon has been attached to the Westin component.

  • 05

    Registration and escrow

The DLD project number and the escrow account the payments run through. Both become public records once a project is registered, and both are worth checking before any transfer.

  • 06

    Design team and drawings

The architect and interior designer have not been named, and no dimensioned elevations or unit-level plans have been released. Every image in circulation is masterplan imagery indicative of design intent, not a specification.

  1. A first for the UAE

The Westin Residences is the first residential project in the country to carry the Westin name — announced alongside the first Renaissance residences, both inside the same masterplan.

  2. Wellness as the brief, not the finish

Marriott and Global Partners position this half of Dubai Creek Gardens around wellness-centric living, deliberately set against the culturally expressive Renaissance residences beside it. A community anchored by health and wellness facilities is the developer’s own description of the setting.

  3. Seventy per cent green

Around 70% of the 127,000+ sqm site goes to landscaped gardens and open space — the single most specific figure released about the masterplan, and the one that shapes everything else in it.

  4. A central creek address

Dubai Healthcare City Phase 2 in Al Jaddaf puts the airport, DIFC and Downtown all inside a quarter of an hour, with direct waterfront access on the creek and the medical cluster next door.

  5. Licensed, not developed, by Marriott

Marriott does not own, develop or sell these residences. Global Partners Property Fund II (CEIC) Limited and GP Real Estate Development LLC use the Westin trademark under licence — a distinction worth knowing before you buy.

Frequently Asked
Questions

Current information about The Westin Residences, Dubai Creek Gardens before the official launch.

The Westin Residences, Dubai Creek Gardens is a branded residential project announced on 25 March 2026 by Global Partners Ltd in collaboration with Marriott International. It is the first residential project in the United Arab Emirates to carry the Westin brand, and Marriott and Global Partners position it around wellness-centric living. It sits within Dubai Creek Gardens, a masterplan of more than 127,000 square metres in Dubai Healthcare City Phase 2, Al Jaddaf, overlooking Dubai Creek.

The project is in Al Jaddaf, on the Bur Dubai bank of Dubai Creek, on land inside Dubai Healthcare City Phase 2 that Global Partners secured through an off-market acquisition. The immediate neighbours are Kempinski Residences The Creek, The Ritz-Carlton Residences and the Swiss International Scientific School in Dubai. Downtown Dubai, DIFC and Dubai International Airport are all reachable in well under fifteen minutes by road via Sheikh Rashid Road, Oud Metha Road and Al Khail Road.

The developer is Global Partners Ltd, acting through Global Partners Property Fund II (CEIC) Limited and GP Real Estate Development LLC. Dubai Creek Gardens is being delivered as part of the group’s second flagship real estate fund, which has exceeded US$300 million. Marriott International does not own, develop or sell the residences — Global Partners uses the Westin trademark under licence from Marriott.

No price list has been published. As of 24 August 2026 the developer has not released prices, unit types, sizes, floor plans, a payment plan or a handover date for The Westin Residences, Dubai Creek Gardens. Any figure circulating for this project is a broker estimate rather than a developer commitment.

Global Partners has said Dubai Creek Gardens is scheduled for official launch in 2026. No exact launch date, sales-start date or handover date has been announced for the Westin component.

The unit mix has not been announced. What is known about the wider masterplan is that Dubai Creek Gardens is planned as low-density, with low-rise residential buildings positioned to take in views of Downtown Dubai, Dubai Creek and the surrounding parkland. Descriptions of apartment and penthouse collections, tower heights or sky amenities circulating for this project do not come from the developer.

Westin Hotels & Resorts is Marriott’s wellness brand, founded in Seattle in 1930 and part of Marriott since its acquisition of Starwood completed in 2016. It runs roughly 225 hotels in nearly 40 countries on Six Pillars of Well-Being — Sleep Well, Eat Well, Move Well, Feel Well, Work Well and Play Well — expressed in hotels through the Heavenly Bed, WestinWORKOUT Fitness Studios with TRX equipment, a gear lending programme, Heavenly Spa by Westin and nutrition-led menus. Which of these carry into the Dubai Creek Gardens residences, in what form and at what service charge, is a question for the launch. No residence-level service package has been published.

Both are Marriott brands licensed to Global Partners within the same masterplan, and both are the first of their brand in the UAE. Marriott and Global Partners describe the Westin residences as wellness-centred living and the Renaissance residences as an expressive, culturally immersive lifestyle. Marriott’s Jaidev Menezes framed the pair by saying Westin homeowners can expect living spaces designed with wellness as a focal point, while the Renaissance residences offer a lifestyle rooted in spontaneous discovery. No difference in unit sizes, pricing or specification has been published, because none of those has been published for either project.

Global Partners and Marriott cite proximity to educational institutions, medical services and major transport links including the upcoming Etihad Rail, a future Metro station and the RTA water taxi. Al Jaddaf is already served by Al Jaddaf Metro Station on the Dubai Metro Green Line, between Dubai Healthcare City and Creek stations. The Etihad Rail passenger service, the additional Metro station and the water taxi stop are planned infrastructure without confirmed opening dates.
